As the co-founders of Vista, Woody and Cathie Mann have spent over four decades shaping the Texas real estate landscape through a partnership defined by shared vision and complementary expertise. Since establishing the firm in 1985, they have evolved Vista from a boutique property management group into a powerhouse integrated real estate firm. Together, they responsible for over 1.8 million square feet of retail, office, acquiring and or developing 77 properties for mixed-use assets with a market value exceeding $718 million.

Woody Mann, Jr. serves as the President of Vista Equities Group, where he leads the firm’s strategic growth, new development site selection, and capital markets relationships. With a career spanning mortgage banking and large-scale multi-family development, Woody brings a sophisticated analytical approach to financing and investor relations. His leadership has been instrumental in the development of landmark regional projects, including upscale neighborhood specialty centers that have become community staples.

Cathie Mann serves as the President of Vista Management Company, overseeing the operational excellence that sustains the portfolio’s long-term value. With over thirty years of experience in property management and leasing, Cathie directs the group’s management, accounting, and maintenance teams. Her expertise in lease administration, budgeting, and construction management ensures that Vista’s properties remain high-performing assets that serve both tenants and investors with precision.

Together, the Manns have cultivated an “integrated” company culture where development and management work in lockstep. Their shared commitment to quality is mirrored in their community involvement; Woody is the longtime Chairman of the Katy Area Economic Development Council, and Cathie serves on the Board of Directors for Interface-Samaritan Counseling Centers.

Residents of Houston since the late 1960s, Woody and Cathie are active members of the International Council of Shopping Centers (ICSC). Beyond their professional achievements, they take great pride in their family, including three adult children and five grandchildren.

Brent Mann

Executive Vice President

Brent Mann is a Founding Partner of the Vista Companies group of entities and manages the activities of Vista’s real estate group and has been with Vista since 2006.

Prior to Vista, Brent served in a variety of executive/management capacities during a 19-year career with Weingarten Realty Investors (NYSE: WRI), a Houston-based real estate investment trust with an equity market capitalization exceeding $2.5 billion. Most recently, from 2004 to 2006, he served as Senior Vice President of New Business Development for Weingarten, where he held responsibility for leading new project development and merchant-build opportunities, as well as creating and managing joint venture development programs and other long term joint venture partnerships.

Brent was a Regional Director of Leasing for the Western U.S. region from 2000 to 2004 and was responsible for leasing and asset management of a portfolio of sixty-six shopping centers representing 8.7 million square feet.  In this role, he also began to actively generate new real estate development projects along with other growth opportunities for Weingarten.

From 1998 to 2000, as Director of Operations, he managed all aspects of Weingarten’s property management department covering a portfolio of 300 plus properties.  Prior to 1998, he served in a variety of Weingarten leasing positions over a 10-year period, including five years in which he was named a top leasing producer.

Brent holds a B.S. degree from Texas A&M University. He is married and has two children.

Gregory Houghtaling

Founding Partner

Greg Houghtaling is a Founding Partner of the Vista Companies group of entities and co-manages the activities of Vista’s Private Equity Group. Prior to co-founding Vista in 2006, Greg served as a Managing Director for 10 years with RSTW Partners, a Houston-based private equity firm which invested mezzanine and equity capital totaling $850 million through three institutional investment funds.  At RSTW, Greg was responsible for managing the entire investment process on transactions that he led, including transaction sourcing, structuring, due diligence, negotiations/closings, post-closing management and coordinating investment exit scenarios. Greg served on the board of directors for a variety of RSTW portfolio companies, and he actively managed the financial, strategic and operational oversight of numerous RSTW portfolio companies.

Greg began his career with Ernst & Young, an international professional services firm, where he provided accounting, consulting and transaction advisory services to Fortune 500 and middle market companies in a wide variety of industries. Greg held the position of Senior Manager with Ernst & Young, where he worked from 1985 until 1994, when he left to pursue his interest in operations management. From 1994 to 1996, Greg worked as a senior financial executive for two separate operational turnarounds – one involving a large global operating division of a Fortune 100 company and one involving the previous leveraged buyout of a middle market specialty molding company. Through his operational management positions, as well as in connection with certain RSTW investments, Greg has substantial experience in managing distressed restructurings and turnaround situations.

Greg holds a B.B.A. degree from Texas A&M University, where he graduated Magna Cum Laude, and is a former practicing CPA. He is married and has three children.

Patty Bender

Partner

Patty Bender is a Partner at Vista Private Equity Group, a regional shopping center developer with forty (40) years of history in the Texas markets. Prior to this partnership, she served as an Executive Vice President enjoying a successful leadership career with Weingarten Realty Investors, a national REIT traded on the New York stock exchange. During her thirty-three year tenure, she directed the Leasing, Marketing and Market Research departments. Ms. Bender was responsible for the net income of 350 shopping centers and directed all transactions in existing assets, re-developments and new developments. Her team’s responsibilities included anchor and shop tenant replacement, re-merchandising, and repositioning assets to maximize cash flow. In addition, her team directed the company’s brand positioning, corporate marketing, public relations, social media programs and web site development.

Ms. Bender was particularly focused on the design and development of the lifestyle centers owned by Weingarten Realty. Specifically, she directed the development of Centre at Post Oak and the Village Arcade, and the redevelopment of the River Oaks Shopping Center, all located in Houston. She also was involved in the design and leasing of several mixed use project on the west coast during her later years of leadership at Weingarten.

During Ms. Bender’s tenure at Weingarten, she developed and implemented training programs for the sales team.  Each training course was developed by Ms. Bender and covered topics such as Sales Motivation, Leadership & Team Management, Cold Calling Methodology, Customer Development, Retail Strategies and Market Analysis.

Prior to joining the company, Ms. Bender was a Senior Fashion Buyer at Foley’s Department Store.  This experience served to enhance her understanding of the shopping center business from a retail perspective.

Ms. Bender holds a Master of Business Administration with a concentration in Marketing/Management from the University of St. Thomas and a Bachelor of Science Degree from Westchester University.  She is a National Association of Corporate Directors (NACD) “Fellow”; also, she holds a Texas Real Estate Broker’s License, a Certified Property Manager Designation (CPM), and is an active member of the International Council of Shopping Centers.

In 2009, Rice University asked Ms. Bender to develop a Real Estate course for the Jones School of Business. Since that time, she served six years as an Adjunct Professor teaching her course entitled “Marketing Based Project Analysis”.

In 2011, she was asked to join the Francesca’s Collection Board of Directors, where she serves on both the Compensation and the Nominating & Corporate Governance committees.  In addition, she served on the Board of Uptown Houston for 20 years, chairing the Uptown Marketing Committee, and currently serves on the Board of the Texas Gulf States Leukemia & Lymphoma Society.

Rob Bridges brings 38 years of experience in the commercial real estate industry to his role at Vista Companies, providing strategic leadership across property operations, leasing, construction management, accounting, and engineering. A results-driven executive with deep industry knowledge, Rob is known for his ability to lead large, complex portfolios while aligning operational performance with ownership goals.

Throughout his career, Rob has held senior leadership positions overseeing national and regional portfolios of office, retail, and industrial properties. His experience includes directing asset services for Class A office portfolios totaling tens of millions of square feet across multiple states with Hines, as well as serving in an executive leadership role overseeing a national portfolio spanning hundreds of millions of square feet at Transwestern. In these roles, Rob was responsible for comprehensive operational oversight, including property management, leasing, construction management, engineering, and accounting, while leading large, multidisciplinary teams. At Vista, Rob leads the Asset Services division, overseeing all property management, leasing, construction management, accounting, and engineering functions with a focus on operational excellence and long-term asset value.

Rob holds a Bachelor of Science degree in Economics from Louisiana State University and maintains several distinguished professional designations, including Certified Property Manager (CPM), Certified Commercial Investment Manager (CCIM), and LEED Accredited Professional (LEED AP).

Outside of work, Rob has been married for 31 years and is the proud father of a daughter studying chemistry in college. He and his wife enjoy traveling, golf, fitness, and spending time with friends and family.

Dana Garnett

Dana Garnett serves as Senior Vice President of Development and Construction at Vista Management Company and brings 28 years of experience with the company to her role. Throughout her tenure, Dana has been instrumental in shaping Vista’s development portfolio, playing a key role in the construction of approximately 40 ground-up retail centers, including the company’s flagship project, LaCenterra at Cinco Ranch.

Dana’s professional background includes overseeing large-scale development initiatives as well as managing a wide range of tenant construction projects. Her deep understanding of the development process, combined with hands-on construction expertise, allows her to guide projects from concept through completion with precision and consistency. To remain closely connected to the broader real estate industry, Dana has maintained an active real estate license for more than 20 years while working exclusively on the development side of the business.

Outside of her professional responsibilities, Dana is actively involved in her community. She is a dedicated volunteer and board member of the Telfair Community Association and serves on the board of the Neighborhood KidZ Club, an organization she has supported for the past decade.

Grayson Crady

Grayson Crady leads investment strategy, acquisitions, and financial operations for Vista Companies, bringing a rigorous, quantitative approach to real estate development and acquisition. Prior to joining Vista, Grayson worked in various engineering, private equity and investment banking roles at Hilcorp Energy, Allied Industrial Partners and PPHB. With a multidisciplinary background spanning private equity, venture capital, private credit, investment banking, engineering, and operations, Grayson plays a central role in shaping the firm’s investment platform and long-term growth strategy.

In his role, Grayson specializes in structuring private investment partnerships and oversees the full lifecycle of transactions from origination through execution. His responsibilities include complex financial modeling, probabilistic valuation, deal structuring, and capital stack management. Beyond transactions, Grayson serves as a hands-on operator, managing fundraising efforts, investor relations, portfolio administration, and the firm’s accounting, legal, and tax functions. His integrated approach ensures disciplined capital deployment, operational alignment, and strong investor outcomes. 

Grayson holds a Master of Business Administration from Rice University’s Jones Graduate School of Business and a Bachelor of Science in Engineering from The University of Texas at Austin.

Courtney Lavender

Courtney Lavender has been a driving force behind Vista Companies’ growth for more than two decades. Since joining the company in 2004, she has built a distinguished career grounded in leadership, operational insight, and a deep understanding of commercial real estate. Her progression from receptionist to senior leadership reflects both her commitment to the organization and her ability to adapt, lead, and deliver results.

Courtney began her career by obtaining her real estate license and advancing into property management, where she developed a strong foundation in operations, leasing, and asset performance. She was promoted to Vice President in 2008 and to Senior Vice President in 2012. Following a strategic restructuring in 2017, Courtney transitioned into her current role as Director of Leasing, where she oversees all leasing functions for the company. She remains directly involved in both in-house and third-party leasing, specializing in landlord representation while supporting tenant representation when appropriate. Courtney works closely with ownership groups on acquisitions and dispositions and brings a strategic, big-picture perspective to leasing that focuses on increasing property value and supporting long-term asset success. She has also been instrumental in expanding Vista’s third-party management and leasing platform, securing new management and leasing contracts and helping scale the company’s overall portfolio.

Outside of work, Courtney is a native Houstonian and a graduate of Texas A&M University. She lives in Katy with her husband of more than 20 years and their two children, and the family shares a love of traveling to new countries together.

Taylor Mann

Business Development

Taylor Mann joined Vista Companies in 2025 and is responsible for sourcing property acquisition and development opportunities, while also supporting portfolio management and new business development initiatives. He brings a strategic, ownership focused perspective to his role, helping identify and execute opportunities that drive long-term value across Vista’s portfolio.

With more than 15 years of experience on the ownership side of commercial real estate, Taylor has built a career focused on retail leasing and value creation. He has worked for Inventrust Properties, AmREIT/Fifth Corner, and Resolut RE across major Texas markets including Houston, Dallas/Fort Worth, Austin, and San Antonio. Throughout his career, he has managed a four-million-square-foot retail leasing portfolio, closed more than 300 transactions, and successfully executed value add strategies through leasing, new development, and redevelopment initiatives.

Taylor holds a Bachelor of Science in Economics from Texas Christian University and a Master of Land and Property Development from Texas A&M University. He is an active member of ICSC and the Urban Land Institute and holds a Texas real estate salesperson license. Outside of work, Taylor resides in Cypress with his wife and three children and enjoys spending time with his family and playing tennis.

Known for her strategic mindset, market insight, and unwavering commitment to client service, she brings a balanced, relationship-driven approach to her role at Vista Companies. Christina is passionate about creating customized real estate strategies that support long-term value and align with her clients’ business goals.

Christina began her commercial real estate career in 2013 with Colliers International, where she developed a strong foundation in market analytics, research, and marketing strategy. She later continued her career at Cresa, supporting corporate real estate transactions through strategic portfolio planning, site analysis, transaction management, and project coordination. Her experience included overseeing build-outs and relocations while working closely with executives, legal teams, and contractors. Most recently, Christina founded and operated Kurt Commercial Advisors, where she represented clients in leasing and sales throughout the Houston region. Among her notable accomplishments is the successful closing of a multi-million-dollar retail acquisition, highlighting her negotiation skills and ability to manage complex, high-value transactions. She now brings this diverse background to Vista, where she focuses on building long-term partnerships grounded in integrity, market knowledge, and exceptional service.

Outside of work, Christina is a Houston native and a graduate of the University of Houston who is deeply involved in her community. She is active with the Rotary Club of Katy, the KISD KEYS mentoring program, and various charitable initiatives, including serving as Co-Chair of the Katy Triathlon. A former collegiate athlete, Christina remains closely connected to athletics and youth development and currently serves as Head Coach of the St. John Paul II basketball teams, helping young athletes build confidence, leadership, and character both on and off the court.

Sandra Hewett joined Vista Companies in 2017 and serves as Lease Administrator and Manager of Investor Relations. In her role, Sandra manages communications with investors and supports all investor related activities. She coordinates new offerings, distributes leasing updates, and provides regular communication on the progress of new development projects. Her organized, detail oriented approach helps ensure clear and consistent information flow between Vista and its investor partners.

Sandra holds a Bachelor of Business Administration in Marketing from Texas A&M University. Outside of work, she has lived in Katy for more than 30 years and enjoys spending time with her family, caring for her two small dogs, and learning to play pickleball.

Throughout her career, Dawn has led major efficiency and modernization initiatives that have strengthened accuracy, speed, and risk control. At Vista, her contributions include implementing a secure tenant payment portal and automating quarterly investor ACH distributions. Prior to joining Vista, Dawn held leadership roles at Madison Marquette, where she served as Director of Lease Administration, strengthened cross-departmental alignment, standardized processes, and became the primary resource for complex lease interpretation. She also enhanced reporting and analytics tools to better support accounting and property management teams.

Earlier in her career, Dawn spent 21 years at Weingarten Realty, managing property accounting, lease administration, recoveries, and year-end billing teams in both Houston and Chennai, India. Her tenure included streamlining CAM recovery processes, participating in ERP system selection, supporting the accounting conversion to JOE, and developing automated workflow systems. She was selected for the company’s first leadership development program, recognizing her as a future leader within the organization. Dawn holds a Bachelor of Business Administration in Management Information Systems from the University of Houston and brings a strong foundation in technology-driven process improvement, financial accuracy, and team leadership to her work.

Outside of work, Dawn enjoys spending time with her family at home, including her daughter, dog, two cats, and two bearded dragons—who ensure life is never short on personality or entertainment. Lisa Sendelbach is an integral part of Vista Management, bringing more than two decades of experience and deep institutional knowledge to her role as Senior Property Accounting Manager and HR Specialist. Her broad expertise spans property accounting, payroll administration, and human resources, making her a key contributor to both the financial and people-focused operations of the company.

In her role, Lisa oversees a wide range of responsibilities, including accounts payable and receivable, general ledger activity, journal entries, bank reconciliations, and monthly close processes. She manages company payroll, workers’ compensation, 401(k) plan administration, and healthcare benefits, while also overseeing year-end tax packages to CPAs and coordinating K-1 distributions for partners to ensure accuracy, compliance, and timely delivery. With more than 25 years of experience at Vista Management, Lisa is well versed in working with both third-party owners and Vista-owned properties. She is also highly experienced with investor software and is known throughout the organization as a seasoned Skyline accounting software specialist, frequently assisting with staff training and support.

Outside of work, Lisa enjoys living in Houston after growing up in Indiana and is passionate about spending time with her family and her beloved cats.

Paul Brill

Paul Brill brings decades of experience supporting company growth in dynamic, small-business environments to his role at Vista Companies. His background spans property accounting, financial management, and operational leadership, providing Vista with a steady, detail-oriented approach to financial stewardship.

As Senior Property Accountant, Paul oversees accounts payable and receivable, general ledger activity, journal entries, bank reconciliations, and monthly close processes. He currently manages accounting functions for 20 properties and an additional 25 entities. Prior to joining Vista, Paul served for more than 20 years as Controller and Director of Operations for a money management firm, where he developed a strong foundation in fiduciary responsibility, cash flow oversight, and financial precision.

Paul began his career in front-office hotel management before transitioning into real estate. He earned his MAI designation from the Appraisal Institute in 1995 and spent 10 years valuing hotels nationwide. In recognition of his professional accomplishments, Paul was named a Distinguished Alumnus of the Conrad N. Hilton College at the University of Houston in 2000.

Outside of work, Paul enjoys spending weekends at the lake and quality time with his family, including his six grandchildren, with two more on the way. He is also proud of his family’s history—his great-great-grandfather, Dan C. Smith, was twice elected Mayor of Houston in the 1880s. A favorite quote that guides Paul’s perspective is, “The needs of the many outweigh those of the few, or the one.”

Kelli Sendelbach

Kelli Sendelbach brings a strong attention to detail and a deep understanding of Vista’s culture to her role as Junior Property Accountant and Accounts Payable Manager. A 10-year employee, Kelli has grown within the organization and embodies the values and commitment that define Vista Companies.

Kelli began her career at Vista as a part-time accounting assistant while in high school and continued in that role through college. After graduating, she transitioned into a full-time position within the accounting department and has since advanced into her current role. In addition to supporting property accounting functions, Kelli oversees all accounts payable activities across Vista’s entities and is proficient in managing the full AP process. She also works closely with the leasing department, assisting with the review of leases and amendments to ensure accuracy and consistency.

Outside of work, Kelli is an avid animal lover and enjoys shopping, spending time with her family, and caring for her three cats.

Fabi Robles

Fabi Robles has been a trusted and dependable member of Vista Companies since joining the organization in 2005. With a strong commitment to accuracy, transparency, and service, she plays a key role in supporting the company’s financial operations and maintaining confidence among investors, landlords, and financial partners.

As Senior Property Tax and Financial Reports Manager, Fabi oversees the timely and precise distribution of monthly financial reports to investors, landlords, and financial institutions. She also leads the company’s property tax payment process, which includes obtaining and recording tax statements, processing refund checks, coordinating with the company’s protesting agent, and approving protest- and mediation-related invoices. Her diligence ensures accuracy and timeliness in a function critical to Vista’s financial performance.

Throughout her tenure, Fabi has provided extensive support across both Vista Equities and Vista Management. Her experience includes coordinating K-1 distributions, assisting with offering memorandums, retrieving credit reports for prospective tenants, managing escalation distributions, and performing electronic deposits. Known for her detail-oriented approach, strong work ethic, and proactive mindset, Fabi is a collaborative team player whose loyalty and professionalism have made her an invaluable member of the Vista team for nearly two decades.

Outside of work, Fabi takes great pride in being a devoted mother to her fraternal twins and values the time she spends with her family.

Laurel Williamson supports Vista Companies’ marketing and leasing initiatives with a strong focus on organization, brand consistency, and tenant-facing communications. She brings a detail-oriented and creative approach to her work, helping ensure that marketing efforts align with Vista’s brand standards while effectively supporting leasing and internal operations across the portfolio.

In her role as Marketing Assistant, Laurel assists with the development and coordination of property marketing materials, listing management, email campaigns, and leasing documentation. She works closely with brokers and property managers to maintain accurate listings, prepare marketing collateral, coordinate property tours, and manage CRM and database updates. Laurel holds a Bachelor of Business Administration in Marketing with a minor in Entrepreneurship from the University of Mississippi and earned her MBA from Louisiana State University, strengthening her foundation in business strategy, marketing, and operational support.

Judy Wooley brings more than 40 years of experience in the commercial real estate industry to her role at Vista Management Company. Her extensive background spans the management of office buildings, shopping centers, apartments, and sales, making her a highly respected and knowledgeable property management professional. Judy is known for her high standards, hands-on management style, and dedication to maximizing property performance.

Throughout her career, Judy has managed diverse commercial portfolios for multiple real estate firms, gaining broad expertise in property operations, tenant relations, and asset performance. She earned her Certified Property Manager (CPM) designation through the Institute of Real Estate Management (IREM) in 1978, becoming the first professional in Fort Worth, Texas, to achieve this designation. While managing the Ridglea Village shopping centers, the properties received recognition for excellence, earning the most beautiful landscape award for two consecutive years. Judy later served as Vice President at The Weitzman Group, where she acted as landlord representative for a large insurance company’s assets and managed a portfolio totaling two million square feet.

In 2000, Judy relocated to Houston and joined WQ Fredricks Commercial as Director of Management. She later joined Vista Management in 2007 as Property Manager for the newly developed mixed-use center, LaCenterra at Cinco Ranch. After the property was sold in 2017, Judy briefly stepped away from Vista before returning in 2019. Her experience includes managing office buildings, medical facilities, and shopping centers owned by both Vista Equities Group entities and third-party owners. Judy maintains close daily contact with tenants, performs regular site inspections, closely monitors expenses, and continually evaluates each property to ensure it operates at its highest and best use.

Outside of her professional responsibilities, Judy takes great pride in her work at Vista Management and its unique management approach. She holds Emeritus membership with both IREM Houston and IREM National and has previously been active with IREM, BOMA, and as a board director for the Cinco Ranch Commercial Association.
