The Vista Companies are involved in the development, construction, project administration, leasing, and property management, of retail and commercial properties for its own account, as well as for its third-party clients. Principal responsibilities with in the group are to lead the Vista team on new development site selection, financing and refinancing, investor reporting and relations, lender selection, negotiations of terms and lender relations, and over-all leadership of Vista Team Members.
Founded in 1985, the combined companies have grown from a small property management firm focused on property management and leasing, to a company currently responsible for 1,400,000 sq. ft. of retail and commercial properties with a current market value in excess of $ 280,000,000.
Vista Equities Group’s primary focus is on the development of upscale neighborhood specialty retail shopping centers and the acquisition of income producing properties for its own account, while Vista Management Company is responsible for the property management and leasing responsibilities of properties in its own portfolio as well as for third-party clients.
10/77 – 9/85 President – Dorado Corporation. Joined this Houston-based real estate investment company to open a development division. Within a period of five years, Dorado was doing $ 25,000,000 annually in development and construction volume of “up-scale” multi-family and retail properties. From 1980 to 1984, was responsible for development of approximately 3,000 class A multi-family units, and 400,000 sq. ft. of retail and commercial properties. Initiated formation of in-house construction and property management companies as separate operating divisions. Resigned in the fall of 1985 to open Vista Management Company.
6/75 – 9/77 Commercial Brokerage Manager – Helmsley-Spear of Texas. Statewide manager of commercial brokerage operations for Helmsley Spear, a New York based real estate holding company.
9/64 – 4/75 Vice President – ADF, Inc. A family owned mortgage banking and development company, responsibilities included production of commercial loan applications from development builders throughout the state of Texas.
7/62 – 8/64 Management Trainee – Great West Life Assurance Company. Entry level management training program in mortgage loan operations for Winnipeg based major insurance company. Duties included underwriting commercial mortgage loan applications and field inspections of real estate investments.

As a co-founder of Vista in 1985, Cathie brings a wealth of property management and leasing experience to the Vista team. As the president of Vista Management Company for thirty-three years, she and her property management, leasing, and maintenance staff oversee a portfolio of 1,400,000 square feet of shopping centers, office buildings, and mixed-use development construction values in excess of $ 130,000,000.
Her responsibilities include supervising all personnel for Vista’s property management, accounting, and maintenance operations, supervision of all construction management and/or remodeling responsibilities for the Company’s existing management portfolio.
Some of the key elements of her work include negotiating, coordination and review of all insurance coverages for each property. In addition, she is responsible for final lease administration issues regarding language, definitions, and legal issues in all tenant leases. The property budgeting process is under the leadership of Cathie with the final review and approvals of each property budget. The establishment and compliance with all of Vista’s Company policies, employee hiring, and overseeing the Vista Group’s administrative team are under her guidance.
All of Vista Management’s marketing, business development and landlord relationships are within the direct responsibility of Ms. Mann.
A resident of Houston since 1969, she is married and has three adult children and five grandchildren. She is a member if the International Council of Shopping Centers, a past Board member of The Source for Women, and currently serves on the Board of Directors of Interface- Samaritan Counseling Centers.

Brent is a founding Partner of the Vista Companies group of entities and manages the activities of Vista’s real estate group and has been with Vista since 2006.
Prior to Vista, Brent served in a variety of executive/management capacities during a 19-year career with Weingarten Realty Investors (NYSE: WRI), a Houston-based real estate investment trust with an equity market capitalization exceeding $2.5 billion. Most recently, from 2004 to 2006, he served as Senior Vice President of New Business Development for Weingarten, where he held responsibility for leading new project development and merchant-build opportunities, as well as creating and managing joint venture development programs and other long term joint venture partnerships.
Brent was a Regional Director of Leasing for the Western U.S. region from 2000 to 2004 and was responsible for leasing and asset management of a portfolio of sixty-six shopping centers representing 8.7 million square feet. In this role, he also began to actively generate new real estate development projects along with other growth opportunities for Weingarten.
From 1998 to 2000, as Director of Operations, he managed all aspects of Weingarten’s property management department covering a portfolio of 300 plus properties. Prior to 1998, he served in a variety of Weingarten leasing positions over a 10-year period, including five years in which he was named a top leasing producer.
Brent holds a B.S. degree from Texas A&M University. He is married and has two children.

Greg is a founding Partner of the Vista Group of entities and co-manages the activities of Vista’s Private Equity Group. Prior to co-founding Vista in 2006, Greg served as a Managing Director for 10 years with RSTW Partners, a Houston-based private equity firm which invested mezzanine and equity capital totaling $850 million through three institutional investment funds. At RSTW, Greg was responsible for managing the entire investment process on transactions that he led, including transaction sourcing, structuring, due diligence, negotiations/closings, post-closing management and coordinating investment exit scenarios. Greg served on the board of directors for a variety of RSTW portfolio companies, and he actively managed the financial, strategic and operational oversight of numerous RSTW portfolio companies.
Greg began his career with Ernst & Young, an international professional services firm, where he provided accounting, consulting and transaction advisory services to Fortune 500 and middle market companies in a wide variety of industries. Greg held the position of Senior Manager with Ernst & Young, where he worked from 1985 until 1994, when he left to pursue his interest in operations management. From 1994 to 1996, Greg worked as a senior financial executive for two separate operational turnarounds – one involving a large global operating division of a Fortune 100 company and one involving the previous leveraged buyout of a middle market specialty molding company. Through his operational management positions, as well as in connection with certain RSTW investments, Greg has substantial experience in managing distressed restructurings and turnaround situations.
Greg holds a B.B.A. degree from Texas A&M University, where he graduated Magna Cum Laude, and is a former practicing CPA. He is married and has three children.

With over thirty four years of commercial real estate experience, Dennis served as a partner and President of McDade, Smith, Gould, Johnston and Mason, a Houston-based boutique commercial real estate firm, prior to joining Vista in 2010. Involved in the sale of land to developers, end-users, and investors, as well as leasing and investment sales, Dennis has negotiated over 300 transactions totaling approximately $600 million during the course of his career and he is recognized by his peers as a leader in the real estate industry.
He currently serves as President of Vista Brokerage Services and Sr. Vice President of Vista Equities Group. He is a graduate of the University of Texas with a Masters degree in Business Administration.

Dana Garnett has more than 20 years of experience in the commercial real estate industry. She currently serves as Senior Vice President of development for Houston-based Vista Equities Group and is responsible for all facets of project planning and development, including local and state compliance.
Dana has been instrumental in the development of Vista’s $150 million mixed-use property, LaCenterra at Cinco Ranch located in Katy, Texas. Phase I of the 34-acre Main Street-style development opened March 2007, Phase II opened Spring 2013 and Phase III opened in 2015 and Phase IV, LaCenterra’ s final phase will open in July of 2018.
In addition to LaCenterra, Dana oversees the planning and development of numerous construction projects throughout southeast Texas, beginning from the time the contract for land purchase is signed and wrapping up when the last tenant improvement construction is completed. Current projects include Plazas at Inverness Crossing (20,266 SF), Sugar Land Commons (165,000 SF) and University Commons (110,000 SF approximately)
Dana serves as the Vista Equities’ community liaison working hand in hand with third-party developers, Center Point Energy, and Home Owners Associations to ensure positive partnerships develop in tandem with Vista Equities’ projects
A resident of southeast Texas, she attended Lamar University before relocating to Houston in 1991. She has been a resident of Katy, Texas since 2000 where she lives with her husband.

Courtney Lavender | Senior Vice President – Leasing | Vista Management Company
Courtney Lavender has over fourteen years of experience in the commercial real estate industry. She currently serves as Senior Vice President of Vista Management Company and is responsible for all facets of property management and leasing of retail shopping centers within the Vista Management portfolio. She is actively involved in all aspects of third-party management services as well as tenant representation.
Courtney has been instrumental in the growth of Vista’s management portfolio and making sure operations at the properties are running smoothly and efficiently including budget and cash flow management, physical maintenance and she manages the annual ad valorem tax process of appeals, hearings and settlements for the Vista portfolio.
Courtney works hand in hand with property owners to ensure they are getting the most value out of their property and to develop long standing relationships with tenants. Further, she is responsible for drafting and negotiating leases for all sites which include ground up retail development, existing retail and office.
After graduating from Texas A&M University with a bachelor’s degree, she moved to Austin where she resided for three years and worked in the residential mortgage banking industry before relocating to Houston. Courtney was born and raised in Houston, and has been a resident of Katy, Texas since 2004 where she lives with her husband and two children.

Laura joined Vista Management Company in 2013. She is an organized, efficient professional who overseas each of the properties in her portfolio with a keen attention to detail and a focus on her tenant relationships. She manages properties in Austin, San Antonio, Houston, The Woodlands and Katy. Her tenants in other cities feel as if they have an “onsite” manager, as she takes care of all of their needs and is always just a phone call away. Her portfolio consists of retail shopping centers, medical offices and office buildings including a Class A four story building in Houston. Laura offers her tenants expertise in management activities, vendor management, and lease compliance. She addresses issues involving property maintenance and repairs, tenant communication, monthly reports and budget preparation. Laura overseas all aspects of construction management for new buildouts.
Laura brings with her 20 years’ experience as a small business owner where she managed the bookkeeping, construction, insurance, and tax filing. She also has many years of office and retail management experience which she brings to her current career, giving the utmost detail to customer satisfaction.
Laura graduated from The University of Texas at Austin. She lives in Katy, Texas with her husband and loves the outdoors, reading and spending time with her daughters and grandchildren.

Matt Runkel is responsible for analyzing and procuring new investment opportunities while providing support in the ongoing portfolio management process. Additionally, Matt assists with investor relations and overall portfolio administration tasks. Prior to joining Vista Private Equity Group, Matt spent time in public accounting in Houston with PriceWaterhouse Coopers. Matt is a graduate of Texas A&M University where he received a Bachelor of Business Administration in Accounting and a Master of Science degree in Finance.

Patty Bender | Partner | Vista Private Equity Group
Patty Bender is a partner at VISTA PROPERTIES, a regional shopping center developer with forty (40) years of history in the Texas markets. Prior to this partnership, she served as an Executive Vice President enjoying a successful leadership career with Weingarten Realty Investors, a national REIT traded on the New York stock exchange. During her thirty-three year tenure, she directed the Leasing, Marketing and Market Research departments. Ms. Bender was responsible for the net income of 350 shopping centers and directed all transactions in existing assets, re-developments and new developments. Her team’s responsibilities included anchor and shop tenant replacement, re-merchandising, and repositioning assets to maximize cash flow. In addition, her team directed the company’s brand positioning, corporate marketing, public relations, social media programs and web site development.
Ms. Bender was particularly focused on the design and development of the lifestyle centers owned by Weingarten Realty. Specifically, she directed the development of Centre at Post Oak and the Village Arcade, and the redevelopment of the River Oaks Shopping Center, all located in Houston. She also was involved in the design and leasing of several mixed use project on the west coast during her later years of leadership at Weingarten.
During Ms. Bender’s tenure at Weingarten, she developed and implemented training programs for the sales team. Each training course was developed by Ms. Bender and covered topics such as Sales Motivation, Leadership & Team Management, Cold Calling Methodology, Customer Development, Retail Strategies and Market Analysis.
Prior to joining the company, Ms. Bender was a Senior Fashion Buyer at Foley’s Department Store. This experience served to enhance her understanding of the shopping center business from a retail perspective.
Ms. Bender holds a Master of Business Administration with a concentration in Marketing/Management from the University of St. Thomas and a Bachelor of Science Degree from Westchester University. She is a National Association of Corporate Directors (NACD) “Fellow”; also, she holds a Texas Real Estate Broker’s License, a Certified Property Manager Designation (CPM), and is an active member of the International Council of Shopping Centers.
In 2009, Rice University asked Ms. Bender to develop a Real Estate course for the Jones School of Business. Since that time, she served six years as an Adjunct Professor teaching her course entitled “Marketing Based Project Analysis”.
In 2011, she was asked to join the Francesca’s Collection Board of Directors, where she serves on both the Compensation and the Nominating & Corporate Governance committees. In addition, she served on the Board of Uptown Houston for 20 years, chairing the Uptown Marketing Committee, and currently serves on the Board of the Texas Gulf States Leukemia & Lymphoma Society.

Tracy joined Vista Management in November of 2018. She has over ten years’ experience in commercial property accounting and management experience with office, retail and industrial properties. Her portfolio includes investments for both third party and company owned assets.
She is responsible for generating monthly financial reports, processing A/R, and aiding in the preparation of annual budgets. Her accounting software experience includes Yardi, MRI, RealPage and Skyline.

Patricia joined Vista Management Company—Houston in June of 2017 and is responsible for the property management and operations of six Class A Retail Centers and one Class B Retail Center. Patricia’s Class A retail properties boast occupancy 95% to 100%.
